Do what you could do and live in what you desired to live
Recently, a pretty girl who was born in 1990 became popular on the internet because of her self-made interior design for her rented house in Guangzhou. Let’s look at some pictures below to see what the house looked like and how the current outfit is:

The most surprising thing is that the girl only spends RMB 30,000 on all the decoration materials for this three tier house. That really attracted lots of internet surfers, and some of the commentators even expressed that they want to marry this girl and leave their rented house or apartments for her to do the interior decorations.
Actually, as a legal practitioner, apart from being touched by the fabulous decorations and the amazing wine&book cabinets, one question suddenly rushed into my mind – whether the girl got the landlord’s approval beforehand to do such decoration works? The question reminds me of our poor client who rented an office with bad conditions in suburban area of Beijing and unilaterally decorated it without seeking any prior consent from the landlord. It is well provided by laws and regulations here in Beijing that the tenant shall neither unilaterally change the main building or bearing structure of the house nor make any ornamentation or decoration towards the house without landlord’s approval. Thus, at that time our client was asked by the landlord to dismantle all the decorations and ornamentation which formed attachments to the house and to bear monetary liabilities to compensate the landlord for restoring the house back to its original status. Although we tried our best to argue for the client and finally made the landlord to agree on utilizing some of the decorations by suggesting the added value to the house, our client still spent certain amount of money on removing certain parts of ornamentation of which the usage was denied by the landlord.
The pretty girl in the newspaper said that the house is rented but her life is owned. I do admire this idea, but just have to leave a kind reminder here: be aware of what you could do and what you could not do while enjoying your own life.
